Well, I shared previously that I planned to take a break from my freelance zoom teaching trainer works... mainly due to the late payment. Turned out the charity I was working for also undergoing a change in their leadership as the CEO TL has resigned. He's quite an easy going guy whom I spoke to a few times when I met him in the charity events, but I also heard that the staff he kindly employed didn't followed up on their paper works on time and caused them much funding from the government schemes as a result.
Well, they hired a new CEO TO who happened to be the former from my dialysis HQ. Remembered I shared I had a change in my medical van transportation as the new dialysis CEO decided to change the vendor last month upon her new appointed role in the HQ? So their retired CEO TO decided to move from the healthcare into this charity instead.
Anyway, CEO TO also managed another charity organization which my current co trainer revealed to me that he will be merging the 2 charities together. I am a little relieved to hear that... because the current charity I am in, they do hired other with mental health issues in recovery... and I'm sorry to say not all in recovery can handle their job scopes well. I often get misinformed by the staff at times... I didn't even received the CEO TL's notice of leaving as I was later told everyone else got his email.
Weird... but most likely the manager of the freelance trainers like me might also have left and not informed all the non staff trainers. Even my co trainer who is part of their staff has planned to leave after as she too, is tired of being a caregiver to her elderly mum who's already past the age of 100+. She needs a break once her elderly mother who is now getting weaker... maybe a good rest to rethink her own goals in life once the care giving is over.
Well, maybe I might consider to hold back and see first. Anyway, I contacted my previous trainer who helped me to check with their Finances and finally they paid me my Aug-Nov class's payment last week. Took so long! My current Oct to Feb class will end next week. I hope this amount won't take too long again... we will see since the charities are in the midst of merging too. There will be an overhaul of the staff reshuffling... and some might get retrenched too.
Anyway, I'm taking a back seat soon to focus on my own works. My main passive income from the rental also hits a snag... been trying to advertise for a new tenant for over a month but all were either low ballers or scammers. The youngest tenant left on the 15th and till now, not able to get a new one yet as most of the China workers are preparing for their Chinese New Year and left for their holidays.
One of the newest tenants also try to argue that he will come back and pay me when he return from his holidays. Nope, that's not the rule. Whether he is going for holiday, he still need to pay the monthly rental on time... not half a month later type of nonsense. He even try to put words into my mouth saying I agreed. I have to threaten to call his company HQ then he gave in and paid up before leaving last night for a 15 days CNY holidays. His rental is due every end of the month.
Today another tenant told me he's leaving too as his girlfriend wanted him to rent a room together. He tried not to pay me for next month's rental citing he has no more money after paying deposit for his new rental place. I told him we do not practice offset from his deposit here as it is the right of the landlord to hold till the day he leave to make sure no furniture been destroyed, etc. Normally I don't cut anyone deposit and always refund on the last day.
But I am also one that will not allow them to pay late as the amount is not a lot. So do not play a fool with me about payment coz I will have to inform their company HR and also the Minister of Manpower by removing their name from my address if they don't pay on time. Without the landlord's registering them with a home address, they can risk losing their work permit to continue working here. This is my boundary so don't test my patience when comes to payment. They're already getting freebies like gathering/parties meals 4 times a year... free fruits and canned drinks every week, plus free cleaning of their common area and restroom by my hourly paid caregiver.
The main reason for not getting new tenants these days will be the lack of air conditioning. The weather is getting hotter so this is the main problem. I will have to see what I can do. But the remaining two doesn't want air con yet I can't increase their rental either. Not fair to me if only two of them are hogging the room meant for 4. But they are good tenants whom I won't ask to go either.
I guess I might have to consider other nationality workers then. A lot of things to think about. I'm glad the CNY main events like reunions are over. I'm not expecting much visitors so I can have time to focus on my own passive rental income works once my freelance teaching are over by 3rd Feb.
Really, a lot of changes in the midst. I will keep praying about the situation... maybe better doors will be open for me, who knows?

@spunkycumfun Now I will have to find two... sigh... a lot of training ahead if found... need to teach them to adjust to local laws and cultures again.
